Update on the Britannia project

Construction has paused after Ardmore Construction Group went into administration.

Thursday 2 July update

We have now terminated our contract with Ardmore Construction Group Ltd and are in discussions with Wates Construction Ltd about taking on the project. Wates has now taken over the management of the site on behalf of the Council and we expect to enter into a Pre Construction Services Agreement with them within the next month.

We appreciate that this remains a difficult time for people who were due to move into a new home and for all the project’s suppliers and stakeholders, and we remain in contact with those affected. We are committed to completing the development, including its 51 council homes for social rent, as soon as possible. 

We expect it to take approximately three months for the Council and Wates to determine next steps on how work on site can restart. This is to enable the team to assess the current status of the works and liaise with the supply chain to agree new contracts. A recommendation on this will be presented to the Cabinet Procurement and Insourcing Committee in September or October 2026. In the meantime, lead Cabinet members are providing oversight and the Council’s full Cabinet will be updated on the impact of Ardmore’s insolvency on the project at its meeting on 20 July 2026.

Tuesday 16 June update

Construction work at Shoreditch Parkside, part of the Council’s Britannia project, is currently paused after the Council’s construction contractor Ardmore Construction Group went into administration.

We have been monitoring Ardmore’s financial position and working on contingency plans to get the new homes on the Britannia project completed as soon as possible in the event of any insolvency.

We appreciate that this is a difficult time for all stakeholders in the project, and are committed to completing the development as soon as possible, including the 51 social rent homes.

We are making contact with residents who are due to move into the social rented homes in the development, and those who had expressed interest in the homes for private sale, to explain the delay.

Ardmore’s security staff continue to be present on site 24 hours a day, and a mobile security unit is also patrolling the site.
